Rates are based on length of stay and time of year. All rates are subject to 7% Puerto Rico room tax, and $100 cleaning fee ($150 cleaning fee for Villa 3 upper).

Slight additional discounts might be available for renting multiple units or for not using a charge card, and for stays of more than 30 days.  Please call for more information.

Summer Season rates are from May 1st until August 14th and excludes holidays.

Terms (please read)

Summer Season * rates are from May 1st until August 14th and excludes holidays.

Low Season ** rates are from August 15th until Dec 15th and excludes holidays.

Other Terms: Prices are for 2 people per bedroom, including children. Extra person is $25 per night. We will provide an extra (rollaway) bed on request. Extra person is not allowed in Villa 1 upper. Maximum occupancy for Villa 3 upper is 9 people and Villa 3 lower is 7 people (if at least one is a child). Pets are not allowed unless previously approved prior to trip. No additional overnight guests/visitors are allowed. Holidays are excluded from the above pricing and may be higher and subject to other restrictions. Holidays include, but not limited to: Christmas, New Years, July 4th, Easter, President's Day, Thanksgiving, Constitution Day (July 25th). All prices are subject to change and are per night. Rates are also subject to Puerto Rico's 7% room tax, and a $100 cleaning fee ($150 cleaning fee for Villa 3 upper). To find out the cost in a foreign currency, Click on Convert Currency

All units are NON-SMOKING UNITS! Check-In time is after 3 PM and Check-Out is before 10 AM Please contact us about the possibility of early check in or late check out several days prior. We try to be accommodating, but depending on the season, sometimes it is not possible. Fees are 10% of the daily rental rate (Example: $300 rate is $30) per hour for any extra hours.  Late Check out after 3PM is another days rental fee.  All time is rounded up to the nearest full hour.

Cancellation Policy: Any and all notices of cancellations, for any reason, are to be made in writing. If/When a notice is received more than 60 days before the rental date, all attempts to re-rent the property will be made. If the property does not get re-rented, any deposits or prepaid rental fees will be forfeited. If the property does get re-rented, a $200 service fee will be deducted and the balance of money refunded. If less than a 60 days notice is given, 100% of all money collected will be retained. If you think you may have to cancel and are concerned about losing your deposit, we recommend that you purchase travel insurance. Some suggested sites are Insure My Trip or Quotewright.
